Duiven is part of the metropolitan area Arnhem, which is the administrative capital of the Gelderland province. Duiven is strategically located, East of Arnhem, between the Anrhem- Nijmegen conurbation and the German border and is considered as a logistics hotspot for the eastern part of the Netherlands. 810,000 residents live within a 30-minute drive from this asset.

 

Arnhem is one of the main regional cities in the east of the Netherlands and is located 25 km away from the German border. Arnhem is located in the proximity of the highways A12, A15 and A50, which provides direct connection to both the western part of the Netherlands as well as the German hinterland.

 

There is 0% vacancy in terms of logistics in Duiven which indicates the attractiveness of this location. Furthermore, the average rent in the Arnhem-Nijmegen region increased with 12.5% compared to Q1 of 2021. Looking at the logistics stock in the Netherlands as a whole, an increase of 7.5% is seen from 2021 to 2022. However, the logistics stock in Duiven has been the same for the past 12 years, indicating the scarcity of logistical locations here.

 

The asset is located at business park Centerpoort Noord, which is the second largest business park of Duiven. It is located adjacent to the A12 causing great visibility from the A12 motorway.
